PIONEER will enhance the urban space in Danilovsky District with the introduction of recreational areas featuring co-working spaces, walking paths, and tennis tables within the OPUS project. This project comprises a 10-storey club residence with 188 flats and a 12-storey class A business centre located at 1 Derbenevskaya Street.
An original mini-park spanning 325 m² will be situated next to the office centre. According to the authors’ vision, a visual “floating” effect will be created in the recreation area with street furniture made of architectural concrete. Adjacent to the office building entrance, there will be a co-working area with a round table and benches equipped with built-in sockets and lighting. In a secluded area, a table tennis court with a semicircular bench and lighting for enthusiasts will be provided. Additionally, the restaurant terrace, nestled among trees, will feature all-season tables with perforated metal chairs.
The recreation area will be characterised by original durable Omniton paving in the form of circles of different diameters, complemented by pedestrian paths made of pebbles, granite, and other environmentally friendly materials.
The green oasis will embody a “wild forest” concept with mature trees reaching up to 11 metres, including maples, alder, hawthorn, hickory, and shrubs such as white sod, juniper, barberry, and cotoneaster. Green hills will further enrich this space, providing a restful retreat for employees and serving as a green thoroughfare between the business centre and the street.
The area near the club residence, facing Derbenevskaya Embankment, will be divided into two parts. The “active” courtyard, exclusively accessible to residents but visible from the embankment, will feature an amphitheatre, walking paths, children’s playgrounds, and sports facilities. The publicly accessible urban space near the water will include walkways with “green islands” and landscape lighting. Both spaces will share a futuristic style, with walkways following flowing lines reminiscent of waves, harmonising with the architectural form of the club residence.
PIONEER aims to complete the landscaping of approximately 9,000 m² within the project in 2025 along with the commissioning of the club residence and business centre.
OPUS is part of PIONEER’s high-budget property line, with the architectural concept developed by Tsimailo Lyashenko & Partners. Most units feature balconies and terraces overlooking the Moskva River, Derbenevskaya Embankment, and Krutitskoye podvorye on the opposite bank. The design project for the club residence lobby and business centre was crafted by Natalia Belonogova’s NB Studio. The new project’s infrastructure will be complemented by a shopping gallery.
