PIONEER has started construction work on the site of OPUS, the Class A+ business centre on Derbenevskaya Street. The building permit was obtained in September 2022; until now, the contractors have been preparing the site.
The OPUS business centre is being built next to the club residence of the same name. Work has already started on the site for the removal of the networks from the construction footprint and the creation of a sheet pile fence. The heating network is 70% complete. The property developer plans to start excavation and dewatering works in Q2 2023. PIONEER will hold a tender to select a general contractor for the project soon.
When completed in 2026, the Class A+ business centre OPUS will become one of the key locations in the new business and residential cluster near the Paveletskaya metro station. Tsimailo Lyashenko & Partners designed the architecture of the business centre. The conceptual landscaping of the BC’s own territory will allow residents to work and relax in the fresh air.
The total area of the OPUS business centre will amount to 31,816 m², and the area of a standard storey will be 2,483 m². Buyers will be offered offices ranging in size from 53.5 m² to an entire floor. A flexible offer matrix will provide a choice for both investors and companies purchasing office space for their own location. Due to the location of the property, unique views will open from the OPUS offices: to the embankment of the Moscow River, the historical centre and new premium residential developments in the vicinity. The price of offices in BC OPUS starts from RUB 25.4 million: all sales are carried out under an equity participation agreement using an escrow account.
