PIONEER opens office reservations in the OPUS business centre on Derbenevskaya Street

PIONEER has launched its pre-sales of the office premises in the OPUS business centre, a landmark Class A+ project to be built on Derbenevskaya Street in Moscow. The business centre is scheduled to be completed in 2026.

The total area of the OPUS business centre will be 32,183 m²: the building with 13 floors and panoramic glazing will be built according to an architectural design by Tsimailo Lyashenko & Partners, who also designed the club residence. The area of a typical floor of BC OPUS is 2 382 m². On the top floor, there will be two terraces with a total area of 167 m², which will be opened for owners and tenants of office premises on this floor. The height of the ceilings on the standard floors will be 3.8 m, while the column spacing is 8.4 × 8.4 m. The business centre is designed following green building standards. The building has state-of-the-art engineering systems for ventilation, air conditioning and heating. There is a central dispatching system in the technology of the facility.

Due to the correct choice of architecture, the office space in the project will have a proper optimum depth of up to 19 metres. The available office space ranges from 53,5 m² to a whole floor. A flexible offer matrix will allow investors and companies acquiring office space for their own accommodation to choose the most suitable metres. The project’s location and large glazing area will offer views of the Moskva River embankment, the historical centre and new premium residential developments in the vicinity. The price of offices in BC OPUS starts from 25.4 million roubles.

Stained glass and natural stone, as well as aluminium, granite and polished marble, will be chosen to decorate the entrance area. The two-level 7-meter high inner lobby will offer additional functions. There will be a café and a gourmet restaurant that will be perfect for informal negotiations and partners’ meetings, while convenient meeting rooms will enable tenants to save office space and use the complex’s infrastructure.

Conceptual landscaping is planned for the business centre and club-style residence. The design of the office courtyard is reminiscent of the air frozen in the ice. Circular small architectural forms complete the project’s landscaping consisting of trees and shrubs. In the inner area of the business centre, the residents will be able to work in the fresh air and rest during the working day.

The OPUS club residence and business centre construction is part of the integrated development of the sites in the Paveletskiy business district, which PIONEER is implementing. The company is also building HIGH LIFE skyscrapers on Letnikovskaya Street.
