PIONEER at the "Building the Future" Forum

As part of the International Forum for Sustainable Urban Development “Building the Future,” PIONEER conducted property tours at three of its sites located in southern Moscow, showcasing residential complexes in the business and premium segments.

The large-scale business-class project LIFE Varshavskaya is situated near the Varshavskaya metro station of the Big Circle Line and exemplifies the redevelopment of a former industrial area. Here, PIONEER has already built 15 multi-height buildings, a kindergarten, a school for 900 students, a pedestrian boulevard with art installations, a sports cluster, the “Zmeyka” children’s play hub, and a pet training area. A delegation of property developers from various Russian regions was introduced to the project concept at the sales office, toured showrooms with different finish options, and explored the already inhabited part of the complex, including visits to the lobbies and private courtyards of one of the urban blocks. They were also taken to the fourth phase of construction, which includes 980 apartments, where the vertical monolithic framework of the buildings has already been completed, and mock-ups of facades featuring French balconies and designer air conditioning baskets were showcased.

The tour also included visits to two projects being developed by PIONEER near Paveletskaya metro station: the premium residential complex HIGH LIFE and the OPUS club residence and business centre.

The HIGH LIFE skyscraper complex comprises six towers up to 46 floors high. Residents will have access to a scenic park and exclusive club amenities. The first phase of the project is at an advanced stage, which the tour participants were introduced to. They were shown the construction site with the completed towers, as well as the ongoing landscaping of the two-level park, which will cover an area of 2 hectares. Additionally, the participants learned about the testing of various types of floor tiles to select the best option.

The third project visited was the OPUS club residence and business centre, where participants were shown full-scale façade mock-ups, including a residential block with a terrace and a sample wall section of the office building. The silhouette of the OPUS club residence, designed in a wave shape, is already highly visible from Derbenevskaya Embankment and was well received by the tour participants. The club residence will feature 188 apartments, most with views of the Moskva River, and options with spacious terraces, bathrooms, and dressing rooms with windows. The complex will also include a shopping gallery, a 12-storey A-class business centre, a courtyard park, and a co-working space.

“PIONEER has extensive experience in building residential projects across different segments. We engage top architects and designers, including Russian firms such as APEX, ADM, and Tsimailo Lyashenko and Partners. Regardless of the property class, we enrich every project with a comprehensive infrastructure to ensure comfort for future residents. We have a lot to showcase to the construction industry at all our sites,” said Nikolay Makhotkin, Project Management Director at PIONEER.
